A new California state law took effect in January of 2017, encouraging homeowners to build ADU’s (Accessory Dwelling Units).  As a homeowner, I’m sure you can imaging the many ways you can utilize an ADU on your property –for an AirBnB Rental, the ultimate man cave, or living space for an elderly parent, out-of-town guests, or a grown child living at home.

Well, now the City of Los Angeles has made it easier than ever to add an ADU to your single-family home.

Interior ADU

Located in the primary dwelling, usually an attic or basement, an interior ADU is built from existing converted space.

Attached ADU

These additions adjoin the primary dwelling - and are constructed on top of an attached garage, or constructed on top of an attached garage.

Detached ADU

A stand-alone structure separate from the primary dwelling. A detached ADU can be constructed over an existing accessory structure, such as a detached garage, or built as entirely separate unit.

Economic Benefits of Accessory Dwelling Units

An accessory dwelling project is a big investment, but it can generate secondary income from renting it out.  This calculator will give you a simple outlook of these economic benefits. While there are many variables and costs, we’ve simplified the parameters to cover the essentials.

Equity is calculated by subtracting your remaining mortgage balance from the market value of your accessory dwelling. Lifetime Income is calculated by subtracting cumulative maintenance costs, property taxes, and mortgage payments from your cumulative rent income.
