The Layout
Inside The Perch
The Perch is the smallest ADU we build, and the only one with a loft. The main floor fits a full kitchen, an open living and dining area, a full bath, and a built-in study nook into 200 square feet, with a stair up to a 103 sq ft sleeping loft, roughly 300 sq ft of living space in total. Its 17′8″ × 12′8″ footprint clears setback and coverage limits on lots where nothing else pencils, ideal as a student unit, home office, guest suite, or rental.

We build The Perch using panelized light-gauge steel walls engineered by our sister company, LyteMods, then managed start to finish by our own crews, on your foundation, on your lot. Non-combustible, dimensionally precise, and inspected at every stage.
